Terms

Terms and Conditions:
• The terms of sale are non-negotiable. Registering to bid either live, online or absentee signifies your acceptance of the terms. Your bid is a binding agreement. Do not place a bid unless you intend to honor it. Bid Retraction will result in immediate suspension of all bidding privileges.
• Soft Close Auction: If a bid is received within the final 2 minutes, then time will be extended an additional 2 minutes.
• Inspection: Saturday June 10th and Saturday June 17th, 10am-2pm (est). All inspections must be completed prior to bidding.
• Buyer’s Premium: 12%
• Taxes: Brevard County records indicate paid through 2019, unpaid for 2020 & 2021, and paid for 2022. Buyer shall pay all past due taxes.
• Terms: Offered AS-IS, WHERE-IS, WITH ALL FAULTS. Subject to Court approval. Within 3 days of the Auction, a completed unaltered Sales Contract and 2 certified checks made payable to Brevard County Clerk shall be collected by Heritage – one for the $50,000 Deposit and one for the Clerk’s fees and registry fees. Within 21 days of the Auction, the balance of the Bid Price shall be paid by certified check to Brevard County Clerk, the 12% Buyer’s Premium shall be paid by certified check to Heritage Realty & Auction Co Inc, and Brevard County Clerk shall issue a Certificate of Title. Buyer’s failure to pay these balances within the said 21 days, shall result in the forfeiture of the Deposit and the sale shall be deemed void. Closing fees, if any, shall be paid by Buyer.
• Broker Referral: 2% paid to winning Buyer's Agent upon issuance of Certificate of Title.

Payment
